Belgravia | Grade II Listed House: Complete Refurbishment & Restoration

Commissioned by the world-famous Goring Hotel, Amari carried out a full renovation and restoration of one of their private five-storey stucco houses in prime Belgravia — a project that demanded the same exacting standards of quality and discretion for which the Goring itself is renowned.

At 4,750 sq ft, the scale of the house allowed for a genuinely grand sequence of accommodation, one that needed to honour both its Grade II listed status and the exceptional reputation of its client.The house is arranged across six bedrooms and six and a half bathrooms, complemented  by dedicated staff quarters — a feature that speaks directly to the level of service and privacy the property was designed to support.

The reception spaces are equally generous in both number and character: a double reception and separate formal reception sit alongside a further reception room, dining area, kitchen, office, and laundry and utility spaces, giving the house the flexibility to function as both a private residence and a setting for more formal entertaining.
 

Given the property's listed status and its position within one of Belgravia's finest stucco terraces, particular care was taken with period detailing throughout. Bespoke joinery was developed to match the proportions and character of each room, while period metalwork was restored and, where necessary, replicated to preserve the authenticity of the original house. Marble fireplaces anchor the principal reception rooms, and a bespoke inlaid floor adds a further layer of craftsmanship to the more formal spaces, rewarding close inspection with the kind of detail expected of a project at this level.
 

The specification throughout reflects an equally considered approach to modern luxury living. Luxury bathrooms across all six and a half bathrooms maintain a consistent standard of finish, while a bespoke kitchen has been tailored precisely to the house's proportions and the practical demands of a property of this scale. Bespoke wardrobes extend this same level of joinery into the bedrooms, ensuring storage is both generous and seamlessly integrated throughout.
 

Working for a client of the Goring's calibre required a level of precision and restraint that runs through every aspect of the project, from the restoration of original period features to the quality of the bespoke elements introduced throughout.

The result is a Belgravia house that honours its listed heritage and its prime location, while delivering the exceptional standard of finish and functionality befitting both its scale and its ownership.
