​Notting Hill | Grade II Listed House: Additions, Refurbishment & Restoration

Set within one of Notting Hill's most premier locations, overlooking St James's Square, this complete refurbishment of a four-storey Grade II listed house represents one of Amari's most comprehensive undertakings — a project that balances rigorous heritage restoration with a full contemporary reconfiguration of how the family actually lives.
 

At the heart of the project sat a significant intervention to the rear of the house: the demolition of a dated 1970s extension, replaced with a full-width orangery-style addition and a raised ground floor office. This new addition now houses the dining area alongside a striking bespoke wine room, giving the house an entirely new social and entertaining dimension that its original footprint could never have supported.

Works to the rear garden completed this transformation, creating a landscaped setting that ties the new addition back into the property as a cohesive whole rather than an obvious modern insertion.Across its 3,500 sq ft, the house now accommodates three bedrooms and five  bathrooms, alongside an unusually rich sequence of reception spaces — a double reception, further separate reception, TV room, kitchen and dining area, utility and laundry room, and the aforementioned office and wine room. This breadth of accommodation reflects a brief built around genuine family living rather than simply period preservation, with every space earning its place within the plan.
 

Given the property's listed status, the exterior was treated with particular sensitivity, restored sympathetically to match both the building's character and its prominent position within the square. Internally, this same discipline extended to period-matched finishes and detailing throughout, with cornices, mouldings, tiling, and metalwork all carefully restored or replicated to preserve the integrity of the original house.

Against this heritage backdrop, Crittall-style glazed screens and doors were introduced to bring light and a contemporary edge into key spaces, particularly around the new orangery addition, without disrupting the listed fabric elsewhere.
 

Beneath the surface, the scope extended well beyond the visible: the building was completely rewired, with new pipework and infrastructure installed throughout to ensure the property would perform reliably for decades to come. This unglamorous but essential work sits alongside a bespoke kitchen, extensive bespoke joinery and wardrobes, marble fireplaces, and luxury marble bathrooms — a specification that matches the ambition of the architectural works themselves.


Personal touches were layered throughout to reflect the client directly: silk wallpaper, a bespoke colour palette, and a considered lighting design bring warmth and individuality to a house that could easily have leaned too heavily on restraint given its listed status. Instead, the result is a family home full of colour and vibrancy, where period character and contemporary detail sit comfortably side by side.
 

The outcome is a property that honours its Grade II listing and its place within one of Notting Hill's finest addresses, while delivering a genuinely modern, richly detailed home behind its restored façade.
