Triplex Manhattan Loft-Style Penthouse Lands in Holland Park

Amari is currently commissioned to carry out a complete shell and core refurbishment of this triplex penthouse apartment, set within one of Holland Park's premier locations. At 2,300 sq ft, this is set to become a truly unique addition to the area — a Manhattan loft-style penthouse unlike anything else the neighbourhood currently offers, built around a double-height living, kitchen, and reception space that rises up to a mezzanine level above.

The original layout, a more conventional two-bedroom, two-bathroom apartment, has been entirely reconfigured to create a three-bedroom penthouse, each bedroom benefiting from its own en-suite. Central to this transformation is a dramatic internal reorganisation that has created a huge 7 x 12 metre living, dining, and kitchen floor — a scale of open-plan living rarely achievable within an existing apartment envelope, made possible only through a comprehensive rethink of the original plan. This double-height volume is crowned by a glazed roof, flooding the space with natural light, while two large south-facing terraces extend the living space outward on both levels.

The specification throughout matches the ambition of the architecture. Underfloor heating and air conditioning run throughout the apartment, paired with bespoke wardrobes and joinery tailored precisely to the new layout. The Italian-influenced bathrooms are a particular highlight, featuring zebra wallpaper, tadelakt showers, and Ann Sacks tiles, finished with matt black brassware offset by brushed gold accessories and specialist lighting — a combination that gives each of the three and a half bathrooms its own distinct character while maintaining a cohesive, luxurious feel throughout.

At the centre of the main living floor, a bespoke ribbon fireplace set within a cantilevered fire surround creates a striking focal point, positioned opposite an Espresso Design industrial-style kitchen fitted with Gaggenau appliances — together framing the double-height space at either end. Specialist lighting throughout includes a unique Murano glass and gold leaf butterfly chandelier, suspended within the void to draw the eye upward toward the mezzanine level above.

Access to the mezzanine is provided by a new steel, laser-cut industrial staircase, itself a sculptural addition to the apartment.

The mezzanine has been designed as a snug and cinema area, enclosed in part by a Crittall-style glazing wall that overlooks the double-height floor below, maintaining a visual connection between the two levels while offering a more intimate, enclosed space for relaxed evenings. From here, the mezzanine leads out onto a second impressive terrace, finished with Corten steel planters and taking full advantage of the elevated south-facing views across Holland Park.

Full home automation, including Lutron lighting control, ties every element of the apartment together, ensuring a level of convenience and control that matches the sophistication of the design throughout.
